01 · Plot and layout

Does the plot work with the week you will actually live there?

A plan review covers entrance, orientation, buildable area and utility routes, then lists the outdoor work each one creates. Advisory only: no sale, valuation or negotiation.

03 / Maintenance and ownership

What will the house ask of you in January, and again in year five?

Seasonal task calendar

  • Spring

Clear gutters and drainage channels, inspect the roof edge after thaw, service the boiler, check the well pump and septic level.

  • Summer

Repaint exposed timber, treat the terrace, cut back trees near the roofline, confirm the plot boundary markers still stand.

  • Autumn

Insulate exterior pipes, order firewood or pellets, book snow clearance before the first frost, photograph the facade for your own record.

  • Winter

Shovel the access road, air the attic, watch for ice on the driveway grade, keep the heating running at a low constant, not on and off.

Long-term ownership ledger

05 · Due diligence

Is the plot ready before you commit?

  • Listing says year-round access. Check road grade, snow clearance, utility easement, and the nearest maintained road.

  • Ask for the cadastral number and compare boundary lines with the marked plan on site, not only on paper.

  • Check local setback rules, slope, and orientation before accepting a house layout drawn for a flat plot.

  • Confirm the distance to the nearest connection point and who holds the capacity allocation.

  • Walk the plot after heavy rain. Standing water and clay layers change foundation and drainage cost.

  • List the winter road upkeep, mowing area, and tree work this plot will require each year.

  • Compare upfront work, annual upkeep, and one reserve item before agreeing a price.

  • Verify who may sign and which papers are missing. Confirm legal points with a qualified Ukrainian lawyer.
